House Preservation and Renovation - - Home Repair Tips

Owning your own home comes with several advantages. Aside from having the wonderful feeling of living in your own property, there's no rent to worry about and you're free to do as you please with it. Homeowners have their share of headaches of course- property taxes, insurance, the normal problems of aging of building materials and everyday wear and tear.

Maintaining one's home in order to keep its original looks and value takes dedication and a bit of money. A lot of folks get caught up in the daily grind and overlook the responsibility of home maintenance. A lot of beautiful homes have been lost after incurring irreparable damage due to neglect.

The more common forms of time-related problems are issues with the roof, plumbing and cracks in the walls. Missing or damaged shingles should be checked every six months along with possible leaks in gutters and downspouts. Holes in the roof should be patched up right away to prevent them from getting bigger and avoid water damage to your furniture and appliances.

Walls, bricks and woodwork should also be checked for deterioration. Cracks in walls are pretty normal due to earthquakes or settling in old homes. To ensure historical integrity, the materials used in repairing old homes should be the same as the original. Plaster is usually used for walling in homes with some age. Aside from settling, plaster gets cracked because of deterioration due to poor quality and water damage also.

The first step in repairing cracks in walls of plaster is clearing them up and making sure dust and loose chunks of plaster are cleaned out. This can be done easily with a carpenter's 5-way scraping tool specially designed for this task. There are two steps to applying new plaster to cracks in old walls. Applying the base coat plaster to bind and fill-up the cracks, and the top coat finish for a smooth finish. In preparing the new plaster, make sure to follow instructions by the manufacturer to prevent back-jobs which can cause significant waste of time and money.

Another common and usually recurring problem in homes is the toilet bowl. Since these have a fair amount of moving parts, the necessity to do minor troubleshooting is quite expected. When the handle for the flush becomes tight or sticky, it's just a matter of cleaning the mounting nut (after accessing it by removing the tank cover, of course). A handle that is loose or one that doesn't flush means the chain is either too slack or has been broken. Remedy this by adjusting the chain, using different hole or replacing it in case of breakage.

When the toilet becomes clogged and a plunger won't help, it's time to call in the big guns. A "snake" otherwise known as an auger can reach inside the drainage deeper and unclog whatever is blocking the water and waste from being flushed.

A leaking toilet if left unchecked will inevitably flood your floor and cause expensive damage to your subfloor and woodwork. It could just be a problem with the bolts or couplings around and inside the tank. If after checking you can't find any problem with those, most likely the sealant around the base has to be replaced or worse, there's crack somewhere and you'd have to replace the whole thing.

If you encounter problems or remodeling issues that you think is way beyond anything you've experienced or read in those DIY manuals and videos, it might be a good move to look around for a good contractor. House and building contractors although more costly, can save you loads of time and effort as well as take care of issues with permits and such.

Stained Glass Construction

There are two ways to make stained glass, leaded or copper foiled. The major difference between the two is in the construction. With leaded stained glass, the glass is fitted into channels of lead came. In contrast, copper foiled stained glass is constructed by wrapping each piece of glass with copper foil.

Leaded stained glass historically is found in churches. It was during the Victoria Era where leaded stained glass was introduced into homes and has remained a popular method of constructing stained glass ever since.

Foiled stained glass was mastered by Tiffany in the early 1900's and soon after became a popular method for creating stained glass.

Common Questions:

Is one method better than the other?

The simple answer is no. A better answer is that it depends on the artist and the design.

What is the difference in leaded and foiled construction?

With leaded stained glass, the construction must begin at an outer corner, the individual pieces are fitted into lead came. Once all pieces are cut and placed in lead came, the joints of came are soldered. Then the piece is cemented.

With foiled stained glass, the construction can begin at any point in the design and worked out from there. The individual pieces are wrapped in copper foil and soldered together.

When is foiled stained glass construction better than lead?

With intricate designs, foiled construction is superior

When is lead construction better than foiled?

Leaded construction is used most often with designs that have repetitive geometric shapes. These designs can be foiled, but construction time is increased.

Which is easier?

There is no simple answer for this. It is really a personal preference. Leaded, foiled or combination of the two are used throughout the stained glass industry.

Is leaded or foiled construction better than the other?

No, each method, if done correctly, will provide the same long lasting beauty and endurance.

Why is foiled construction taught to beginners doing stained glass?

The cementing in leaded construction tends to be messy. Foiled construction can be started and stopped, making weekly classes work.

What are the steps for making leaded stained glass?

  1. Stained glass is cut, shaped and fitted into channels of lead came.
  2. Joints of lead came are soldered.
  3. The piece is cemented
  4. The piece is cleaned and polished

What are the steps for making foiled stained glass?

  1. Stained glass is cut and shaped, and then each piece is wrapped in copper foil.
  2. Copper foil seams are soldered together.
  3. The piece is cleaned and polished.

My Personal Choice:

I tend to do a lot of intricate designs, so I use the foiled construction method. It provides the flexibility and detail I need for my designs.

What You Should Do Before You Finish a Basement

There a many benefits if you finish a basement. It will give you an extra room for your home. It will increase the value of your home and it will save you money by lessening your electric bill if it is properly insulated. For those who are thinking about finishing their basement, here are a few things that you have to do before going on to the dirty work.

- Plan! Plan! Plan!

A well-made plan is very important if you decide to finish a basement. First of all, think of what your basement is going to be used for. Plan where your electrical wirings will be. Are you going to put a plumbing system? Will you be creating several rooms that will need for you to divide the basement into smaller sections? Make sure your plan covers all the aspects in your project. Your plan should also be detailed and complete to avoid forgetting anything.

- Are you the "DIY" type or the "can't be bothered" type?

Decide if you are going to finish your basement by yourself or hire someone else to do it for you. Your budget will actually help you on this. If you have a few more dollars to spare, then you can afford to hire workers for the job. If you are confident that you can do the job on your own or want to save money, then you can go ahead and do it yourself.

- Make sure that your basement is water proof

One of the most crucial things to do before you begin to finish a basement is to make sure that it is water proof. Forgetting this or deciding to overlook it will certainly destroy your basement's finishing. No matter how much you spend on the furniture, decorations, lighting, etc. of your basement, if it is not water proof to begin with, all your hard-earned money will go to waste.

Kitchen Lighting - House Remodeling Ideas

If your kitchen is small, with no room for relaxing or socialising, then the most important aspect of your lighting scheme will be task lighting. LED lamps could almost have been made for functional kitchens. Use LED downlights beneath wall cupboards to light the work surface, when combined with ceiling fitted directional spots you should have all the task lighting you need. Halogen spots are ideal for this and they can, should you wish, be the low voltage variety that work from a 12 volt transformer.

If you are lucky enough to have a large family kitchen, you will still need task lighting, but you will also need softer, ambient light for reading, relaxing, and socialising. Once again, halogen spots will provide this light for you. You could also introduce some accent lighting in the form of LED ribbons or strips beneath floor cupboards or above wall cupboards, where they will provide a gentle wash of light on the walls and ceiling.

In summary, whether you prefer LED kitchen lighting or halogen kitchen lighting, both are ideal for task lighting and ambient lighting. For accent lighting, you can create some stunning effects with LED lights.

Designer LED Lighting for your Kitchen!

Have you ever wondered how they achieve those kitchen lighting effects in the glossy magazines? It's quite simple really, they use LEDs! LED lights have come on a long way since the old days. Available in a variety of colours and styles, you really can't go wrong with LED kitchen lighting, which is why interior designers just love it.

LED lights can be soft and unobtrusive or, by using high power LED lighting, you can achieve real super-brightness. LEDs have a different character but they are every bit as good as halogen kitchen lighting.

In the kitchen, LED lamps are ideal for task lighting, whether used as spots wall cabinets, or as ceiling downlights; this is because LEDs are able to 'pinpoint' much better than traditional fluorescent strips or incandescent bulbs. For a designer flourish, you can use LED ribbons and strips, or strategically placed clusters of LED lamps.

LED kitchen lighting is efficient too, the lamps last much longer than incandescent bulbs and they don't fail suddenly; instead they tend to fade gradually at the end of their useful life. You can also run LED lamps using a wired in 12 volt transformer, so LED lights can be considerably safer than standard lighting too, as well as very energy efficient.

Halogen Kitchen Lighting: Brilliant!

Kitchen lighting needs to be highly focused and functional; both of these terms could describe halogen lights.

Despite their functionality, however, halogen lights also provide good ambient light when used as recessed or flush ceiling lights. And you can make holes in your ceiling with impunity, once your kitchen layout is in place it is unlikely to change for decades! Do ensure that your halogen lamps bear the BS476 parts 21 or 22 Kitemark though.

As far as ambient light is concerned, you can make this more controllable by installing dimmer units. The clean uncluttered look of halogen lamps look absolutely stunning and, for a designer look, you could install LED kitchen lighting, either as under cupboard task lighting or as accent lighting, say beneath your floor standing cabinets.

Halogen lamps are produced in both mains voltage and low voltage versions. The low voltage halogen lamps will require a wired in 12 volt transformer but they are superbly energy efficient and very safe..

The cool, crisp white light produced by halogen lamps is ideal for all work spaces, particularly the kitchen. It is, in fact, the artificial light that is closest to daylight.

Take a look at our kitchen lighting and imagine the difference new lighting will make to your kitchen. http://www.deslamps.co.uk/home-interior-lighting-kitchen-lighting-c-931_1085.html?utm_source=Ezine&utm_medium=Interior%2Barticles&utm_term=Lighting&utm_content=Lighting&utm_campaign=Lighting

How to Fix a Leaking Shower Head - Secrets From the Pros

How would you describe a dripping shower head- galling, grating or excruciatingly painful? The constant drip has the remarkable alacrity to get on one's nerves pretty quickly. But what most homeowners are not familiar with is the fact that this mundane leak in the bathroom can cause a severe drain on your resources and finances.

And before you begin to flip the yellow pages to ferret out details of a plumber, let me tell you that one does not require the competence or the efficiency of a plumbing professional to fix a leaking shower head. A brand new washer from a hardware store near your house, a screwdriver and an adjustable wrench are your tools in this war against the leaking shower head.

Tackle The Leak On A War Footing

So you believe that instead of burying your head in the sand in true ostrich fashion, the need of the hour is to plunge headlong into this pretty intractable situation? Well, your consternation can be attenuated to a considerable degree if you understand the root cause of the problem.

The leak could occur either at the point where the pipe and the shower head meet, or a clogged shower head may be the villain of the piece.

No matter what the diagnosis is, here's what you should do to ensure that the situation does not assume rampaging dimensions:

  • Remove the shower head, at times with some help from an adjustable wrench.
  • Remove and check the condition of the rubber gasket inside the shower head. If this part leaves a black residue on your hands, it's hinting at replacement.
  • Using the right size, push the new part into place. The ring must be placed flat inside the shower head assembly.
  • A few wraps of Teflon tape around the pipe threads in the same directions as the threads is important.
  • Thread the shower back into place until it's fairly tight.
  • It's now time to check for results. In case there's no leak, Bravo, you have succeeded.
  • But if the leak persists, you may have to unscrew the head, and screw it back.

What remains is to enjoy the silence of empty (read: drip less) solitudes.

Hocus Pocus, It's All About Focus

Fifty years ago my grandparents were not distracted or confused about their purpose. They may not have liked their calling. In fact, my grandmother did not, but she never lost her focus. "The farm" provided grazing for 3 cows, a few fat pigs, one goat tied to a post, acres of corn, pear trees, peach trees, and a cherry tree by the farm house. At least this is what I remember.

My father remembers picking beans, and his Mom giving birth under a tree, and then going-back to bean-picking (she gave birth 12 times; my grandfather had a focus too!).

"The farm" gave and was life for Mommer and Popper. At noon, their sons and workers crowded the kitchen for lunch. At times, there would be 20 men eating from Mommer's table. For years, the stove was stoked with wood.

They labored every day including Sunday when they went to the West Haven Connecticut farm market at 3AM. Although they never thought of focus, they understood the importance. Every action was intended toward keeping the farm going, killing a chicken. How many of your grandmothers can whack the head of a chicken and throw it in a pot simmering on a wood burning stove?

Neither wore Armani or Burberry. Their children carried a bushel of potatoes to the barber to barter a haircut. Popper could graft branches on a tree;Mommer could cook spaghetti sauce for 30 on a wood burning stove.

My grandparents weren't too nurturing, but I observed that living on a farm requires focus. Every animal and each plant dies without attention. They both wore glasses, but neither was myopic or hypermetropic. They could see what needed doing, knew they could do it, and did it. Yes, they did complain; farming is hard, even tragic work, but they never gave up well into their 80's.

No farming in my life except for a couple of raised-box gardens. My tools are software, spreadsheets, and optimization tools. I harvest fees for my work when portfolios grow, and when my clients can buy with the fruits of their portfolios from the financial planning guidance I provide.

Mommer and Popper cultivated about 6 /7 crop fields, but they were all vegetables. Growing fruits and vegetables is the farming they understood, and they never veered from it.

Maintaining one field of endeavor requires focus because distractions grow faster than weeds. Many weeds attempt to choke the one plant we want to grow.

Doubt

Email

Telephone calls

Google searches

Coffee/tea breaks

Pets

family

Internet Marketers

My father spent hours pulling weeds around the bean plants. When his parents said, "Go pick beans," he must have understood the harvest depends on pulling out the weeds (not really; he didn't want to feel the wrath of his parents on his butt!) Don't think he liked doing it, but my guess is he learned something invaluable. He kept his focus as a home-building contractor. Only once did he veer, and it was a costly distraction.

So, what do you do to keep the weeds out and the plants growing? Using Internet marketing jargon, discover and nurture your keywords. What motivates you? What one subject defines you clearly and deliberately?

Remember Jack Palance in "City Slickers"? Holding one finger upward, he said to Billy Crystal, "Just one thing". Find that "one thing" that gives you a focus. Write, memorize, and meditate on that "one thing".

Next stay alert to shades of meaning. Every plant, animal, fish, human shivers with nuance. Find the energy within every facet of what keeps you focused. What gets your attention. What makes your heart stir rapidly (other than romance)?

To get to your goal, you will need to fulfill a sequence of tasks (pulling weeds).Keep track of each one by listing and "checking-off" its completion. Monetize tasks by asking and recording. "How much did that effort earn?" "How long did that task take?"

You cannot measure what you don't track. Keep a journal.Observe what works and what does not. Make sure that your focus resolves a problem for yourself and others. Once you discover a pattern to your focus, how can you create a self-perpetuating system with monetary rewards?

Pulling weeds is tedious, but the harvest comes. Keep your eyes on your field and that "just one thing" that validates you. All of a sudden you will awaken to the magic of "Hocus pocus, it's all about focus."

Do You Really Need to Get Building Permits?

When you are planning a home renovation project probably no other words form in your mind with a BIG dollar sign next to them as much as those two simple little words: Building Codes.

Depending upon your project you might find yourself dealing with inspections for foundation, framing, electrical, plumbing, roofing, heating and air conditioning. Each of these could include inspections during the planning, rough in work, different stages during the actual work and of course the final inspections.

The minutia of items that an inspection can be failed for are seemingly never ending. And failing an inspection can easily result in unexpected extra costs or missed deadlines. If something gets done ahead of the inspection an Inspector can even require that the work be torn out.

Yet you can't blame a homeowner for being a little susceptible to the contractor who says, We'll just save you some money and do it on the sly without any inspections. (Wink, Wink)

In actuality, if any contractor suggests by-passing the required inspections, he should be politely shown off your property and never invited back.

Painful as they are, inspections are required for a reason. It may not always be apparent, but inspections are designed to protect your property and family. DO NOT ever try to skip by inspections.

Even if you aren't reported by a neighbor, or the work isn't seen by an Inspector driving by, not doing projects up to the local building codes can bite you in the *** when you try to sell your home down the road.

A lot of the mortgage companies require an inspection of a house before they will write the loan. Any decent inspector is going to notice work that was not completed up to code as a way to save money. You could end up spending thousands of dollars to have work redone to pass an inspection.

In truth, the only person who really benefits from avoiding the building codes is the contractor. That way he can cut corners that you can't see or don't know about. He also won't have to be as skilled or knowledgeable as the contractor who can make sure that everything passes building code inspectors.

So, it may cost you a little more initially, but it will pay of big time in the long run and potentially keep a disastrous accident from happening.

Getting Your Electrical Needs Resolved - Home Contractor Advice

If you ever have any questions about how you are going to get things done it is very important that you start with a good electrical contractor but even the most advanced contractor simply cannot resolve all of your issues if you are not certain what needs to be done. You absolutely have to take some time and really look at all of your options. This means that most people are going to have to carefully analyze their needs and decide specifically what they would like completed.

If you are only wanting a few lights installed then obviously the scope of the project is quite simple. However, if you are looking to have a massive amount of electrical work done then obviously a much larger amount of time and effort into planning will be needed. The larger the job, the more thoroughly you need to determine expectations. While many electricians can help guide you in understanding what needs to be done, you need to know what your final result should be in order to actually get the results that you are truly after.

You might discover that your project is actually much simpler than you imagined as well. This is where thinking through your exact needs and talking carefully to the electrician that you are considering is important. To ensure that you really are getting the correct story on the scope you should always feel free to talk to several different electricians to make certain that your getting everything resolved quickly without missing any important details.

With all of the complications that can arise during electrical work it is always a good idea to leave yourself some extra time as well. Many people do not realize just how hectic and stressful things can really get. In order to ensure that you do not cut yourself short you should ask for estimates of time from the electricians that you speak with as well. This will help you to budget your time, and also schedule some additional time in the event of a problem.

Covering all of the small details that are necessary in an electrical project can be really easy to do, but it will require discussing your needs with an electrician that is smart, rather than one that is just simply ignoring your requests. A bit of time devoted to discussing your issues thoroughly is very important because it will ensure that the electrician is aware of what you need, and you are very much aware of what you will be receiving also.

Wood Rot Problems In Your House

Let me give you some advice right now," All Wood Rots Eventually". I have heard it all when it comes to this wood or that wood lasting this long or that long........ Hello....... All wood is going to rot at some period of it's life.

With that out of the way we can focus on some wood seems to last a little longer under certain conditions.

Teak is a wood that has a lot of natural oil in it. But you won't frame a house with it. Teak is used on boats and expensive outdoor furniture. It is a excellent wood to use when building a ship. The woods natural oils seem to create a protective barrier around it allowing it to last a long time even at sea. Great wood for the outdoors...

Oak is a excellent choice for almost every wood finish inside your home. It is used for kitchen cabinets, entertainment centers, flooring, trim and furniture. Oak is a hard wood and can take a lot of abuse from almost anything except water. I have seen a nice piece of furniture get stained from just setting one glass on it for ten minutes. Great Wood For Inside Your Home.

Poplar is also a great choice for inside your house. This wood is used by many finish carpenters for making cabinets and other built ins for your house. It is also popular not poplar for wood trim . Most of the poplar that is used inside of your home will eventually get painted. So that makes poplar a inexpensive choice of wood for homeowners that want a nice painted finish on their interior wood projects. Great Wood For Inside Your Home.

Douglas Fir is the most common source of lumber used on the west coast of the United States. This is a extremely durable wood product. On the East Coast they use southern pine and the nominal thickness is usually two inches by four inches for a 2 x 4 . With Douglas Fir a 2 x 4 is one inch and a half by three and one half inches to support the same weight structurally. In my opinion one of the best home framing materials.

Douglas Fir can and has been for a long time now. A great source for clear finish materials used inside of the house. You will see a nice orange or brown looking piece of wood stained naturally in some older home. This is Douglas Fir. It can be a bit pricy but really gives a log cabin look to your home.

Redwood is a great choice for inside or outside your home. I love Redwood it has a nice look to it stained naturally. Redwood is used for a lot of siding, fences, decks and out door furniture. The main problem with Redwood is that is is soft and will get scratched easily. Now for the facts about Redwood. It does rot and termites will eat it.

Wood myth number one eliminated. I have heard stories about wood that termites won't eat. Well Redwood is not one of them. I have seen termites tearing this stuff up. Don't get caught up in the hype that this or that wood will last for 5 years or 50 years. Under the right conditions almost all woods will rot at a accelerated rate.

Types of Countertops

When remodeling or building your home, you naturally want it to look as beautiful as possible. You put a lot of thought into every decision. The countertops are no different. You want to make sure you get a beautiful surface that can handle lots of use, and is somewhat affordable. Here are a few options.

Laminate is a popular choice because of its versatility and reasonable price. You can get it in a huge variety of colors, and even choose different finishes and patterns.

Stone, of course, is highly popular. Typically it is more expensive but it is well worth it because of its beauty. Granite is the most durable and the most popular. It looks beautiful and handles stress well. Marble is also used, but it is a softer stone than granite and damages more easily.

Some people use a form of wood for their countertops. It is known as butcher block. This can be beautiful, but keep in mind that wood is a soft material so it is easy to damage. It will also stain more easily if something spills and it will attract more germs.

You can create your own look for your kitchen by using ceramic tiles. These tiles do sometimes chip, but they are easily replaced. It may require a little more maintenance to keep the grout clean, but these can add a touch of personality to the home.

When it is time for you to buy your countertops, take the time to consider those mentioned above. Of course, these aren't the only types of countertops available, but they are some of the more popular. The best thing you can do is to learn what you can about them, price them, and make an informed decision.

Bathroom Moisture Problems - Home Repair

Right above my bathtub in my master bathroom the paint is peeling off the wall. The area is peeling above the tile in my bathtub and shower combination. I tried to glue the peeling paint back and only made the situation worst.

First things first. The paint is peeling because there is to much moisture in the bathroom while you are using it. Do you have any windows you can open or a ventilating bathroom fan. If you have a window crack it open part way while you are showering.

The water droplets will accumulate on the walls and drip into any cracks. Right above the tile grout is a great place for moisture to accumulate. Oh yeah moisture loves grout and drywall. If you have any unpainted areas or an area that has cracked. Guess what you have now.

Your paint is peeling because the bathroom gets hot and cold. Moist and dry. If you have the door and windows shut. You just created a moisture trap. Most people prefer their privacy and will closes the door when using the shower. Well then open the window and let some cold air in while you are taking a nice warn shower. I don't think so. Most showering fools don't like that idea either.

Ok one more idea keep the windows shut so you don't let the cold air in. Then lock the door so no on barges in on you. If you have a ventilation fan turn it on. This will at least pull fresh air in from under the door and send the moist air out of the house.

But the fan is so noisy and I can't enjoy my nice warm vapor producing shower that will eventually cause me to get sick from mold particles floating around in the air while I am using my bathroom.
Does this about sum it up for you and don't we all do this from time to time. We want to enjoy our shower time, so we close up everything and when we are in our bath sauna environment relaxing our house is getting some damaging moisture that could cause mold and mildew.

Open a window or door a little when you shower. Get some air circulating through the bathroom and prevent damage to your nice house.

Put up with a little inconvenience for you homes sake and your pocket book.

Surviving As A Contractor In California

So you want to make big money making a living as a contractor in the state of California. Well now I bet you have seen contractors on TV or maybe you know someone who is a contractor. You see these men and women playing the part as Mr. or Mrs. Money bags. If you have the slightest thought that becoming a contractor will provide you with a life of riches think again.

Most contractors that I know and have worked with over the years don't think of there jobs as easy. They have to work everyday and a lot into the night doing estimates or meeting with potential clients because they are to busy during the day. The life of most contractors in the beginning will be difficult to say the least. But if successful you will make a great living for yourself and your family.

Now that we got the false illusion of the contractor answering his cell phone all day at some nice golf course having lunch talking about the money that he just made selling his oil stocks. We can start on reality. If being a contractor was that easy everyone would be a contractor. Right..... Well maybe not everyone.

I have been a contractor for over 22 years and in construction for 30 year. I have seen a lot of changes over the years. I remember when a few contractors that I worked for made a lot of money during the late 1970's. These guys had Ferraris and money to burn with one exception they had no idea how to save any of it. These guys went on vacations and bought extravagant toys for them selves. Out of most of the big framing contractors I worked for about 10 percent are still in business or actually saved their money during the good times so that they could make it through the bad times.

These contractors never thought it was going to end. Life on easy street that is. But it did and most went by the way side. I guess that is the nature of business. Especially the current economic business cycles that we seem to go through over the years. If you don't have the money to advertise or carry a payroll. Your business is going to suffer during the bad times. Sure there is credit and bank loans but you still have to pay that money back. IF you can't save your money stash some away for advertising.

Tips and Tricks on Kitchen Remodeling

In a recent report, more than 50% of Americans opined that if given a choice, they would choose their kitchens for a remodeling project! If you are tired of the old look of your house or feel that you need more functionality, then you are probably considering a home remodeling. Of all the rooms in your house, a spanking new look for the kitchen adds greatest value to your interiors. Kitchen remodeling is an enticing job, one that many families undertake after living with the same kitchen for more than a couple of years. However, to get the best look and worth from your new kitchen, it is important to keep certain points in mind while remodeling your kitchen.

Budget estimate: With such variety and convenience at your fingertips, it is hard not to get carried away by all that is available in the market. New textures, raw materials, sleek designs and handy appliances can make your cost shoot up. So, before you even think about remodeling your kitchen, draw up a budget, and stick to it. Get information about the cost of every component that features in your remodeling plan. Do not forget to enquire about labor costs, contracting services and applicable fee. Remember, the more you know, the better your chances of building a dream kitchen at an affordable cost.

Needs: Consider your needs before you start remodeling. Do you use the kitchen often? Are you the sort who likes to cook a lot? Do you entertain in the kitchen? Do you have small children who love to spend time with you while you cook? Or, are you the type who dines out most of the time, and only need your kitchen during the odd weekend when your live-in maid is away on a vacation? Your needs dictate the kind of kitchen you build. If you are building a custom kitchen, you may want to discuss this with the craftsmen who will be working on the job since they can often give you very good ideas.

Planning: Plan your kitchen remodeling project carefully keeping the size, configuration and layout of the kitchen in mind. Should you have a parallel countertop or is it L-shaped? Should cabinets run along two walls or one? What sort of conveniences do you want? Make a note of all these so you can actualize your ideas when work actually begins.

Design: Next, decide what kind of design you want. Should the dcor be minimalist, contemporary or rustic? Contemporary designs are very flexible in terms of color and style. You have the freedom to experiment. Traditional designs are more in keeping with the age-old look of classic, polished wood. The final look of your kitchen will depend on the design you choose. Keep in mind though that your kitchen design must match the dcor of the rest of your house.

A nicely done kitchen remodeling job can bring your kitchen, and your house, to a different level. For this, you must make sure that you are using raw materials of established quality and superior workmanship.

Home Improvement Tip - Fixing a Squeaky Floor

Question: I have a floor that every single time I step on it I get the most annoying sound. I don't know what it does to me or why it bothers me so much. My kitchen floor squeaks and actually moves up and down if you are standing on it. The whole floor moves. How do I stop it from moving and squeaking. Help Me Greg!

Answer: It sounds like you have a broken floor joist. You are going to have to go under your house. If you have a basement this will be a little easier to fix. It is my guess that you don't have a basement or you would have seen the broken floor joist by now.

Have someone stand on the floor in the spot that squeaks and have them move up and down while you are under the house. Don't have them jump up and down while you are under the house. This could cause more damage to the structural framing of the floor. Once you are in the right position under the floor you can have them start moving slowly. What you are looking for is one of the floor joist that are moving.

If you see one of them moving. Look to see where the damage is. Is it a split, crack, wood rot or a big knot in the wood that has loosened up and fell out. Once you find the damaged floor joist you can now think about repairing it.

If you don't see any floor joist moving. Have the person on top start moving a little bit more and you can even have them jump on it a few times until you see something out of place. If you still don't see any broken floor joist. Start looking at the sub-floor, this will be plywood of some form, 1 x 6 or 2 x 6 materials.

What you are looking for is movement of any kind. Is there a separation or movement between the sub-floor and the floor joist. If you still can't find the problem maybe it is time to call in a professional.

The main thing you are going to be looking for is movement of any kind.

Most squeaky floors are caused from the sub-floor rubbing up and down on a nail. If you have carpeting and you have a squeaky floor you can do your best to locate a floor joist and screw right through your carpeting into the floor joist.

Credit Repair Techniques That Are Effective

The ultimate goal of credit repair is to be able to qualify for all types of consumer credit with the best financing terms and the only way to accomplish this task is by using credit repair techniques that are effective.

In this article I will go over a few effective credit repair techniques.

The first effective repair technique I want to go over is establishing new credit accounts. Some people don't regard this as credit repair but the truth of the matter and a little known secret is the fact that you cannot fix a poor rating without re-establishing new credit accounts.

A significant amount of what goes into calculating your credit scores is based on accounts that are current and in good standing and the only way to have these on your report is to re-establish new ones.

Your credit report also contains a lot of personal information about you such as your most recent address and employment address. Make sure all this information is up to date and accurate...No one knows the exact criteria the agencies are looking for so you want to make sure there is not any inaccurate data reporting on your file.

The same goes for revolving and installment credit accounts such as credit cards and personal loans, if you are not familiar with them, you want to dispute them to have them deleted ASAP!

Negative revolving and installment accounts that you have not made payments on in seven years should also be deleted from your account according to the law. But remember that the credit bureaus don't always do this automatically so you need to act!

Tartar Sauce

Tartar sauce (sometimes spelled as "Tartare sauce") is a popular sauce eaten as a condiment. It is named after the Tartar people, an ethnic group living in Russia, however the sauce originates from Europe, probably France. The reason it is called Tartar sauce is because when it was first devised, it was intended to be eaten with steak Tartare, which is a dish of finely ground or chopped beef or horse meat, and which does gets its name from the Tartar people - according to legend, the nomadic Tartar people did not have time to cook when travelling on the steppes of Russia and Central Asia, and instead tenderized their meat by placing it beneath their horse saddles.

Although originally devised to be eaten with steak Tartare, and still often eaten this way, for most people, Tartar sauce is more familiar from seafood dishes. It is very popular when used as condiment with fried or battered fish, calamari, or other such items.

There are many different recipes for Tartar sauce, however in all cases they are based on mayonnaise, and contain finely chopped vegetables (usually pickled cucumber, capers, and chives or onions). Some recipes also add other ingredients such as lemon juice, olives, chopped hard-boiled eggs, yoghurt, horseradish, mustard or Worcestershire sauce. And while you can buy ready-made sauces from most supermarkets, you will probably enjoy the sauce most if you make it yourself - that way you can vary the recipe to your exact preference. In any case, regardless of whether you make your own sauce, or buy a ready-made version, be sure to serve it cold - it tastes much better that way!

Who Can Repair Plastic Bumpers?

Well, you have a few choices when you get a dent or scrape in your plastic bumper on whom to get to repair it. Depending on which way you go will make the decision on how much the repair will cost you. You always have the local body shop that you can take your car into and have them charge you a possible arm and a leg to get a simple small repair done.

Well really, the first thing you need to take into consideration when deciding who to have repair your plastic bumper is just how big of a dent is it? They have these places that are a SMART repair specialist. These technicians will repair your car where you work; they come to you and fix the car.

It's really cool that they fix the damage right in front of you, so it's like they are basically a mobile body shop for your car. This service also works great with those dings that you receive in any shopping centre complex. Plus if you want to sell your vehicle this is a great service to think about getting, because a car that has less dents and dings and paint damage will get more money than one that looks scruffy.

So this SMART repair technician can come to the place where you work, and easily fix your bumper scuff within say 30 to 50 minutes if they have been doing it for a while. But even if it takes them a bit longer, the time and money you save on having to take your vehicle into the body shop is a tremendous savings all by itself.

Or if you want to try and do it yourself you can get some bonding agent and put in onto the damage and wait for it to dry and sand it until it's even, and make sure that you match the contours of the bumper with the new agent you have on your car. It will take a while to get it sanded to the right spot most likely. You will need to ensure that it is smooth and looks okay too. You don't want a potential buyer being able to see where you just got done fixing damage in your bumper.

So after you have it sanded to the right contours you will need to get a primer and put that on the bonding agent, and really a few inches around it so as to match the paint a bit easier. If you don't do this, it may be fairly easy to see the new paint compared to the old paint. This will of course make the price of your vehicle go down too.

So you have the bumper primed, and you have the paint that will match the original paint on your vehicle. Now is the fun part of painting. You need to make sure that you do it just right and that you don't have any drip marks on it. Let it dry and you should be pretty much done.

But heck, why go to all that trouble when you can simply call a SMART repair technician and have them fix it?

Home Mortgage Short Sale

Home foreclosures have become a huge problem as of late. Many people can't even afford to pay their credit card bill much less a house payment. It has even become harder to get a reasonable home loan due to the economic crunch. This is why some homeowners have turned to the mortgage short sale. The problem with this line of thinking is that it could negatively affect your credit score. Keep in mind this is only an alternative to filing bankruptcy or going into foreclosure.

You may ask what a mortgage short sale is. Well the answer to this is quite simple. A mortgage short sale is the sale of a persons' property when the owner is financially strapped. The home is sold for much less than the standing mortgage balance. The money gained from this sale is then used to repay the lender or home mortgage company. The lender accepts this partial payment and releases the borrower from their mortgage. This is a more beneficial deal for a lender than a costly foreclosure. The problem is not all lenders will accept a short sale or any type of discounted payoff. The other problem is that not all borrowers or even all properties will qualify for a mortgage short sale.

There are several different options at the borrowers' disposal and the mortgage short sale is just one of them. If you happen to run into any type of financial difficulties you should ask your lending institution about forbearance on your mortgage. A short sale mortgage is utilized when the borrower has longer lasting financial difficulty. You can also use a deed in lieu of a foreclosure or you could try a short refinance as another option. Something else to keep in mind is that there could be drawbacks if you decide to purchase a mortgage short sale home.

What Does a Termite Look Like?

Termites are commonly referred to as white ants. The truth is that they are neither white nor ants. In fact termites are more closely related to cockroaches than ants. Termites have three castes that are commonly found by homeowners so we will deal with those three here. Most worker termites tend to take on the colour of the timber that they are consuming as they have an opaque skin.

1. Alates

Alates are the winged reproductive caste of termites. The size of alates varies from species to species however generally they will be between 6-10 mm long. Alates (called swarmers in the US) are usually only seen in spring or summer, after a very warm and humid day and given quite still conditions they will leave the nest en masse. They have clear veined wings which they drop very shortly after landing. The purpose of this colonizing flight is to establish new colonies.

2. Soldiers

The soldier caste of termites carries out the function that the name suggests. Large numbers of soldier termites exist throughout the colony placed strategically to ensure that if intruders are found that they can be swiftly dispatched. Some species of termite have the ability to exude a substance from the fontanel on their head which is useful in warding of enemy ants etc. Soldier termites do not feed themselves they are fed by the worker termites and are often the last in the colony to receive food.

3. Workers

Worker termites are the caste which causes the most damage to buildings, being the termites at the coal face. Apart from being the gatherers of food, these termites are responsible for the distribution of food to the Queen, King and other castes. The workers are also responsible for building the shelter tubes that protect the termites from the outside environment and also for providing moisture for the colony.

If you suspect that you have found termites ensure that you consult a termite specialist company. Termites are not the type of pest that you should treat yourself. If you are unsure that the pest you have found is a termite take a digital photograph (close up) and email to me at the address below. I will endeavour to confirm if it is indeed a termite. Due to some dubious photography skills this is not always possible however I will do my best.

* The humidifier must be fitted with a humidistat to enable you to check on the level of humidity in the environment.

* The humidifier must be resistant to the growth of bacteria, moulds and other microorganisms.

Deciding on Your Comfort Level

A humidifier can be chosen on the basis of your own comfort level with respect to various issues. First of all you must opt for a home humidifier that is easy to install, clean and doesn't demand much maintenance. The noise level of the device must not disturb the ambience of your home.

Design Build Remodeling - What's the Allure?

If done successfully, design build remodeling allows for cost effective custom designs with shorter project durations than that of the typical general contracting approach. This generally translates into a cost savings for clients; sometimes significant ones.

Many of todays design build firms complement their construction with full service design departments. Whether done completely in house or portions subcontracted out, this concept puts clients at ease since the design build firm is totally in charge managing the entire process.

As the success of design build remodeling has increased, firms without an on staff architect and interior designer have gone out and are creating strategic coalitions with professionals within their market.

The key to a successful design build project is to translate what the client desires into a reality. This will sometimes take several design iterations to get to that point.

Design Build Out Performs

This is where design build firms can shine and out perform other traditional methods. Since the design build firm is handling all aspects of the project, there is no down time waiting for decisions or drawings from an uncontrolled third party.

They can also simultaneously project the cost as the design changes are occurring. With this single source responsibility, clients feel like they are more involved in all of the decisions affecting their project.

The fact that there is no waiting from outside sources, the schedule is better able to be managed. As work progresses, design build firms can anticipate risks to schedule and job cost as it is all happening in real
time; it's a win-win for all parties.

Not Everyone Was Excited

Initially there was some resistance from within the architectural community specifically the AIA (American Institute of Architects). But once they realized that this change in the way building was done could benefit them as well, the resistance subsided. Architects could now be sure that their original design intent was carried out by being part of the design build process. Many taking the point as the design builder others working directly for the contractor instead of the client.

The Upside

The advantages to the client are many. From the simple concept of time equals money which everyone knows and understands to more complex issues.

Some of these issues arise out of the fact that there are multiple points of contacts and levels of responsibilities. The design build remodeling process eliminates the adversarial roles which sometimes occur during normal construction. These diversified roles often lead to finger pointing as individual entities attempt to shirk responsibilities often leading to legal issues and litigation.

The biggest of these is the afore mentioned ability for the design build remodeler to implement changes on the fly. They are able to react quickly and evaluate associated costs, best methods for completion, order
materials and continue on with minimum delay.

To summarize; design build is quickly becoming the method of choice for the following array of advantages:

1. Single responsibility and point of contact creating easier flow of information

2. Fees are lowered from shorter project durations and reduction of administrative fees

3. Ability to react to design changes and materials quicker than standard methods

4. Control and accountability over the final project outcome including cost and quality
