Finishing a Basement - And How to Plan For It

Profile: We had the opportunity to talk about finishing a basement with Bobby Assadourian, President and CEO of Triple R Inc. Q: Let's talk about basements. Finishing a basement is a concern for many homeowners. What advice can you offer to get them started?

A: First, make sure your basement is dry.

If your home is new, wait two to three years to let the home settle and for all the materials in the basement to interact with each other. Be aware that some basement waterproofing may be necessary.

If it's an older home, make sure there are no moisture issues in the basement before you start anything!

Don't trust that basement moisture is temporary or may "go away," or that nice drywall and paint will "cover it up" - it doesn't work that way.

Every dollar you spend on your basement remodeling will be wasted if you don't address the moisture issues first. I'm always totally honest with homeowners: if they're better off to wait, I'll tell them upfront.

Bear in mind the Tarion warranty (see Tarion for the exact specifics regarding time limitations, etc.). During the two-to-three year period, you're covered for defects in the foundation - but you need to be able to see the problems! You have to see the whole basement floor and the walls. There can be no dream basement until this period is over!

The documents from Tarion often sit on refrigerators collecting dust, and that's very dangerous. You have to put off the sports bar, the home theatre and the sound system in the basement until you can be certain the foundation is sound. This might not be what you want to hear about your dream basement remodeling, but if you don't allow adequate time you're going to be throwing your money away (this all pertains to new construction).

Q: Assuming moisture issues are addressed, what's the homeowners' next step in finishing a basement?

A: Do not build to Ontario minimum building code! Mike Holmes of Home & Garden backs me 100% on this. Often, basement remodeling comes down to money - but beware that the "minimum building code" is exactly what it sounds like! It won't produce a basement or anything else that will stand the test of time and it won't provide value for your dollar. It's truly the bottom of the barrel.

The funny thing is, there's not much of a monetary difference between good to best. However, because building codes are designed for builders and contractors, in some ways the system benefits them. Builders can save a few dollars on products, and that really adds up over time as they build hundreds of houses. That's why many of them choose to build to lower specifications.

For homeowners, though, the cost difference is pretty minor. Labour is the same - or, in some cases less, because good products are easier to install. It's really worth your while to insist on the best when you're finishing a basement. Bear this in mind and you'll save a lot of pain in the years to come.

C: What's the best way for homeowners to budget for a basement remodeling and get a reasonably accurate idea of total costs?

A: To get an accurate idea, they shouldn't try to cost it out themselves - get a contractor.

Take your time, though, to educate yourself before calling a contractor. Read magazines, literature, talk to people at big box stores.

Get a really good idea of how your finished basement with look in terms of layout, design features, and materials - know them by trade name! Contractors have a much easier time when homeowners know exactly what materials they need. If you can't afford certain materials, talk to the contractor about finding the best balance between cost and quality.

Knowing your materials will also increase your chances of having a good contractor experience - the contractor will know within a few minutes of speaking whether you've done your homework and are knowledgeable and serious. Contractors need to impress homeowners, yes - but there's nothing wrong with the homeowner impressing the contractor! Contractors are more likely to prioritize your quote and get back to you quickly if they can tell that you are serious, that you know what you want, and that you've done your research.

Q: What trends are you seeing in basement remodeling? Any exciting new products homeowners should be aware of?

A: First off, remember that you'll spend a lot of money over the years heating and cooling your basement. Due to this, there's a growing trend toward being Energy Star-efficient and -compliant.

To achieve this standard, you must seriously consider upgrading from "pink or yellow" basement insulation to Roxul. It provides some labour savings because it's safer and not itchy, it lasts much longer - but most importantly, the energy savings are phenomenal! The money you spend upfront will pay itself back in dividends over the next few decades in energy savings. It's also fire-resistant.

Another interesting basement product to be aware of is "Ipex." It's a revolutionary plumbing product that's phasing out copper. It'll take several years for most contractors to adopt it, but that's true for any new amazing product that comes out on the market. Even if the products are the best choices for finishing a basement, or are more green and efficient than other products, contractors tend to "wear their old shoes."

Again, be aware of the product options when finishing a basement, do your research and be ready to ask for them by name. Show the contractor that you know what you're talking about.

Q: What other advice can you offer to homeowners looking to finish a basement?

A: To have a really successful basement renovation, you must have good communications with your contractor. The vast, vast majority of problems in basement remodeling are caused by poor communication!

Homeowners have to consider the time they spend looking for a basement contractor, or any contractor, as a dating period! "Date" your contractor for an appropriate amount of time, because you're entering into a relationship with that contractor. You need to evaluate them personally, not just professionally!

Q: Why did you join our contractor network?

A: It's an association that's doing good on a large scale and bringing quality people together. Since I started with them, nothing but good has come my way. These people run the company so efficiently and with so much discipline, and they contribute to so many good causes in addition to their regular work (such as the March of Dimes).

Q: We hope homeowners use our service to find a reputable local contractor...but if they don't, what criteria should they use to determine who's the right choice for finishing a basement?

A: I firmly believe that there are three or four valid ways that you can research a contractor and make very sure he's legitimate. When renovations go wrong, the contractor bears responsibility - but, to be honest, the homeowner usually does too! The bottom line is that a basement renovation or any other type of work demands that you thoroughly research both your project and your contractor, and maintain good communication. If you do that you'll almost certainly have a positive experience.

1) never hire a contractor without a city license (*note - where applicable).
2) call in to WSIB and make sure your contractor has proper workplace insurance.
3) call their commercial insurer.
4) call references and visit the jobs in person.

Remember that nobody else can do this for you (unless you're using a service such as ours). It is your responsibility and you must take it seriously!

How To Fix That Leaky Bathtub Faucet - Fast!

Fixing a leaky bathtub faucet - or any other leaky faucet for that matter - can be an expensive job - UNLESS you can do it yourself!

In this article we want to look at the most common reason for a leaky faucet and show you how to fix it quickly and cheaply.

Preparation

It almost goes without saying that you should turn the water off first! Where to find the handle that does that? Just look under your sink and see where the pipes run. Somewhere along their length you will see either a handle or a wheel you can use to shut the mains supply off. In nearly every case you will need to turn it clockwise to shut.

One other preparation is to block the sink drain - just to prevent a nasty accident with something loose (like a screw or a small nut) disappearing down the drain never to be seen again. Use the plug you normally use, or put some cloth into the aperture. No good being wise after the event!

And - even though it goes without saying - make sure you have bought a replacement washer (or two) from the local hardware store - you don't want to be looking for that when you have the faucet in pieces do you!

Action

Locate the screw that is holding the handle of the faucet in place (it may be hidden behind a small plate or cover and that cover needs to be prised off using a small screwdriver or similar). Then undo the screw.

The next job is to get the handles off. Use a screwdriver to do this - you might need to use a little bit of force to prise it but it will come.

Now you will see the old washer (don't worry if not, we will put one in place anyway). Take off the old washer and replace with the new. Notice that the hole in the washer should just be a touch bigger than the central post that the handle turns.

Now retighten the handle, but only hand tight i.e. only until it stops turning without extra force needing to be applied.

Next, turn on the water again and see what happens! If there's no leak you're home and dry (excuse the pun!). If it still leaks, try tightening the handle a little more.

If it still leaks after that- then the problem is elsewhere and you'll need to get a plumber after all. But al least it was worth a try!

(And by the way - if you notice a big build up of lime around the handle - clean that off with a special removal product from your hardware store - it will pay you in the long run).

Things needed

A screwdriver or two - maybe one flathead and one Phillips or cross-screw. Also two washers (maybe take the old one off ahead of your visit to the store to be sure of getting the right one, or just buy a pack of mixed washers - not an expensive buy).

Inspect Foundation Problems - Carlsbad Home Construction

The foundation walls are connected to the top of the footings. The purpose of a foundation is to carry the weight of the house structure down through the foundation to the footings.

Whatever their construction, (concrete, brick, concrete blocks, etc.), foundation walls crack because of lateral force, settling, heaving or uneven loads (more weight than designed on a specific section of the foundation), of the foundation walls. Natural forces such as earth quakes can also be a contributor in earthquake regions.

To begin your inspection, use a pad and pencil while observing the exterior foundation. Make notes of cracks and their locations. When inside the lower level, you will want to try to locate them on the inside. If the crack goes entirely through the foundation it may be a red flag. Small hair-line cracks that do not go through the foundation wall are common and nothing to worry about; they may have been caused by shrinkage of the concrete or mortar joints.

A found crack sometimes has a similar type crack on an opposite wall of the foundation. Similar cracks on opposite walls may have the same cause, with the exception of horizontal cracking caused by a lateral force.

Types of Cracking
Vertical and 45 degree cracking is usually caused by settlement and heaving. Horizontal cracking is commonly caused by side pressure on the foundation, such as hydrostatic pressure (a lateral force). Surface cracks that do not go entirely through the wall and with no signs of displacement are not normally a structural defect. Isolated vertical cracks that do not extend to the lower edge of the foundation wall are usually shrinkage cracks. They are caused by the concrete shrinking during curing.

Causes of Horizontal Cracking
The foundation should act as a retaining wall, resisting lateral pressure of the soil on the outside of the basement or crawl space. If the foundation does not provide enough lateral support, the walls will deflect inward and create horizontal cracking. Some of the causes are foundation walls that are too thin or do not have, (or not enough), reinforcement, such as rebar in the concrete foundation, backfilling the foundation too soon before the foundation has a chance to fully cure, or during back filling if big stones or hard frozen chunks of ground were dumped against the foundation.

Causes of Heaving Foundations
Heaving cracks in foundations made out of brick, blocks, or stones,(not concrete), will generally have cracking in the form of a step, called "step cracking". Step cracking usually follows the mortar joints in these materials.

In concrete foundations, cracks from heaving are usually vertical and are wider at the top of the crack than at the base.

Some areas of the country have expansive soils, which increase in size when they absorb water, causing heaving cracks. Moisture added to dry expansive soils, say from a sudden down pour, will drastically change the volume of the soil and cause serious heaving problems as well as structural damage in some cases. When the expansive soil dries, the shrinkage can also cause a pulling effect on the foundation. The method of prevention is to maintain the soil moisture content, by keeping the soil as dry as possible along the foundation. This can be achieved by proper grading around the perimeter.

Causes of Foundation Settlement
Settling of the soil under the foundation is usually the cause of settlement cracks in the foundation walls. Cracks caused by settling resemble cracks caused by heaving, except the crack is wider at the lower end of the crack.

If a crack is active the crack may still be moving, (getting bigger, etc.) To identify an active crack, it will have sharp edges, clean inside of the crack and sometimes with bits of concrete still in the crack. Old cracks will have dust, dirt, paint and insect parts in the crack.

To determine the severity of a crack or its cause, it may need to be evaluated by a geotechnical engineer. Large cracks 3/8" wide should be carefully examined. Cracks can be measured by the engineer, to determine if it is moving or if it is stabile. Many times Home Inspectors call on the services of an engineer, to be sure the foundation is sound. As a past Home Inspector, I have been surprised several times to find questionable cracks were sound without a concern. I was always glad it was verified for the sake of the buyer or yourself in your case.

What to look for inside the house structure:

Doors and windows that are stuck and misalignment (gaps)
Foundation settlement can cause doors and windows to be come misaligned. This can be seen when observing the edges around the windows or doors, where they close. Look for gaps larger on one side than the other. This can help determine where the settling is occurring.

Cracks in the walls
Settlement will usually cause wall cracking. Settlement cracks are wider on one end than the other. Let it be known wall cracking can also be caused by the house expanding and contracting through its seasons. If there is no evidence of foundation defects and there is wall cracking, it, more than likely, is caused by the latter.

Sloping or tilting floors.
I have learned during my home inspection career that most people will not notice sloping less than 1/8" slope per foot. 3/16"slope per foot is noticeable to most people. A family living in an older home for a long time might not notice sloping even if severe. We tend to adjust to gradual sloping over time.

If there is doubt, use a level to determine if the floor is level. Floor elevations should be recorded for future reference in the inspection.

Unless the sloping is substantial or extensive remodeling is planned, the best repair would be to stabilize the foundation. Extensive re-leveling in an older home may cause more than expected damage to the interior walls, ceilings, doors, windows and cabinetry.

If the home has been stabilized and future movement is unlikely, buyers will often accept the uneven floors.

Fixings Squeaky Stairs - Home Repairs

Oh yes the common problem of squeaking stairs in an older house. This could become very frustrating and annoying as you walk up and down the stairs. There seems to be one or two stair treads that are always squeaking. That annoying sound as you walk as softly as you can on your way down to the kitchen in the middle of the night to grab a quick snack.

The number one cause of squeaking stairs is when the nails used to fasten the stair tread to the stair strainers has worked its way loose. Over time as the lumber shrinks in the stair treads and the stairs stringers. You will start to develop a separation or a gap between the stair tread and the stair strainer.

The stair stringer can shrink as much as 3/8 of an inch in just a few years. I was building a home and went to measure the stair stringer that was 11 1/2 inches wide originally. Then I measured it after two months outside in the summer sun it now measured 11 1/16". I was amazed that the lumber could shrink that much in such a short period of time.

As the stair stringer shrinks it starts to pull away from the plywood or hardwood stair tread. As it starts to separate from the stair tread the nail will stay in its original position until the stair tread starts to put pressure on the nail eventually lifting it up a little bit higher than its original position.

As you step on the stair tread the squeaking sound you hear is the nail rubbing against the stair tread. There are a few ways to fix a squeaking stair tread. If you have access to under the stairway you can apply some adhesive along with a 10 inch 2 x 4 under the stair tread and attach it to the stair stringer.

First apply adhesive to two sides of the 2 x 4. The adhesive will be used to glue the stair tread to the stair stringer. You can use screws to screw the new 2 x 4 onto the side of the stair stringer.

If you cannot access the underside of the stairs and you have carpeting you can actually locate the stair stringer and drive a 2 inch screw through the carpeting in to the stair stringer. This will pull the stair tread down and will not allow it to rub up against the nail making that awful sound of a squeaking stair case.

If you have a finished wood stair tread you will not be able to screw through it into the stair stringer without damaging the finish on tread itself. It will be easier to access the stair stringer from below somehow and apply the 2 x 4 with the adhesive to stop the stair squeak.

You can apply these methods to as many stair treads that are squeaking without taking apart the entire staircase and rebuilding it.

Framing Wood Shower Pans - Bathroom Remodeling

Whether you live in a home that has a bathtub or a shower, there is a good chance that structural framing could be damaged if there was any water leaking around the plumbing fixtures. The damage should be repaired before framing your pan.

If you're replacing a bathtub and installing a new shower this is going to require constructing a wood shower pan. Now building a wood pan will require a level floor surface, shower damn and blocking.

Now let's start with building the shower damn. You're probably wondering what is a shower damn and what does it have to do with the wood shower pan. The shower damn is actually the area you climb over when entering into the shower. This part of the shower pan enables the water to flow off a shower curtain or door into the shower pan and down the drain.

The shower damn needs to be at the least 6 inches tall and would be best if it was at least 8 inches. You can use a 4 x 6 or a 4 x 8 for the wood shower damn.

Next we need to block the perimeter of the pan area in the wall framing that we will use for our shower walls also. These blocks should be at least 12 inches high. This would require using 2 x 12 lumber for blocking.

After you block the perimeter of the shower pan and installed the shower damn you are ready to have to shower water proffed with a process known as hot mopping the shower pan or using a vinyl liner.

Concrete Methods - Adding Reinforcement

One of the most important factors to consider when pouring, forming and placing concrete is what kind reinforcement is needed, if any is needed at all. Recent technologies in concrete mix designs have made many more available and cost effective solutions to your reinforcement needs. Some times all that is needed is an engineered mix for simple floors, patios, driveways, porches and slabs. However, larger structures that support greater weights require more reinforcement and are required by general building codes.

Depending on the structure you are making will be what determines the type of reinforcement needed. Concrete walls require the use of steel rebar. Usually the sticks of rebar are tied together based on an engineered plan. Building codes, structural design and an engineer usually determine how much is needed and how it should be placed in the concrete. The larger the area to support usually means the higher amount of rebar as well as the grade (diameter of rebar or rebar size). Smaller flatwork pieces like residential flat work usually only require an engineered bag mix of concrete, or simple wire mesh. Wire mesh concrete reinforcement is often used when placing a boiler heat system in a driveway for example. This wire mesh must be set just right so as not to puncture the tubes when pouring concrete and to eliminate protruding wire from the concrete slab.

Thicker walls and floors will almost always require mats of rebar (rebar sticks tied together vertically and horizontally in specific lengths and spaced properly based on what it supports). This reinforcement is usually tied to footings that have been poured with sticks of rebar placed into and protruding upward or leaning into the floor to connect the mats together. Reinforcement can be bought pre-bent or bent on site based on need. The reinforcement is usually throughout the entire structure including columns. The higher up and the more to support the more reinforcement and concrete is needed, both in quantity and grade size. Improper placement of reinforcement, lack of reinforcement, incorrect type of reinforcement and inadequate sizing causes weakness, structural damage and protrusion from the structure. Most buildings require an a building inspector to pass off whether or not the proper amount, size, type and placement is correct. Hiring a contractor who is qualified to do it right is very important.

Once the size of the reinforcement is determined how much of it is needed to support the structure you are building? These requirements usually come in the form of an engineered plan stating the bare minimum needed. If you are not sure, hire an engineer to review your needs. They usually state the type that is needed as well. Structures that are exposed to water elements usually require that they be epoxy coated. This epoxy coating is usually a thin layer of epoxy that the rebar is coated with to protect the bar or mats from rusting and give it longevity.

Because reinforcement can get expensive, modern technology is trying to focus on ways to place reinforcement directly into concrete mixes, by the use of engineering mix designs. Engineers are researching the use of graphite in the mix to bond it together and provide reinforcement as well as other chemicals. Progress is advancing at a rapid pace and many different mix types are available. Some builders and engineers require these mixes on jobs in addition to steel reinforcement. They usually require testing of the strength of the mix by pouring core samples to test at a later date to make sure it is not defective. If the strength test is not met to the required standard, it must be removed and replaced until it passes. If reinforcement is not inspected by a building inspector prior to pouring concrete, the building inspector can require you to remove the entire structure and start all over, or bring an imaging device to the job site and ex-ray the structure to see if it was properly placed. Usually great costs are associated with both of these. Concrete is expensive to do over, so it is important to follow building codes and requirements when installing rebar to make sure it is done right the first time.

Concrete reinforcement is an important step when considering the longevity of a structure. In my experience I haven't met a single person or company who wanted to waste their money on buildings or structures that aren't going to last. Too little reinforcement can cause severe structural failure and damage that can be expensive and dangerous. Which, is not worth it in the long run.

Adventures in Bathroom Tiling

I recently took a look at my bathroom layout and decided that I needed a change. I figured that it was about time for a change of style as some of the fixtures were starting to show their age. The way I saw it was that at this moment in time it is unlikely that I would be able to sell my house even if I wanted to. By making simple changes to my bathroom layout I could make it a nicer place to bathe and increase the value of my property for the future.

Looking at my bathroom I thought there were a few different options I could go for that would not take much effort but would give the bathroom a fresh look. The first things that caught my attention were the bath, toilet and sink as they had started to look dated and past their prime. However I soon changed my mind about getting a new fitted bathroom as these were out of my price range and I could always spend time just cleaning them up. I then looked at the tiles around the shower and bath and realised that I could easily re-tile the walls. I then thought that I could probably do the same with the floor to create a stylised effect for the whole bathroom layout.

The bathroom tiles on the wall had been there for a while so I headed out to my local home improvement shop in search of inspiration. I decided on going for some ceramic floor tiles in black and white so I could create a checked effect on the floor. I then decided to combine this with black and white marble tiles for the wall. Instead of going for a checked effect I decided to go for blocks of black marble tiles amongst the white marble tiles.

The assistant at the bathroom tile section of the store was very helpful and provided me with some useful advice as how to best lay my floor tiles and bathroom wall tiles without damaging the surface underneath. He also recommended the best tile adhesive for both of these jobs and gave me a few hints and tips for using it.

Two long weekends later and my bathroom has been reinvigorated with life, giving my bathroom a lighter and more contemporary look without having to hire in tiling contractors. I've been so happy with how my bathroom now looks that I have already started looking into taking on my kitchen with my trusty trowel and some ceramic tiles.

Nicuesa Rainforest Lodge - A Great Ecolodge For the Entire Family

One of the many things that impresses me about ecolodges is how they approach construction of the lodge. As it would be rather eco-contrary if a lodge were to cut down trees and prepare a building site instead of working with nature's offerings. At Nicuesa Rainforest Lodge, meticulous care was taken to ensure no trees were cut. All wood came from either naturally fallen trees or tree farms. In all, 18 different species of wood were used. The roof tiles were made locally out of recycled plastic bags and bottles. The lodge and rooms are designed with a certain amount of openness creating a seamless transition between inside and outside. Nicuesa seeks a balance of providing their guests with a high-quality experience while minimizing their impact on the environment.

One of the many tours they offer is their 'sustainability tour.' It's a fascinating one hour tour given by co-owner, Donna Butler. Starting in the lodge, Donna describes how and why they came up with the locations for the various buildings, their design philosophy and where the various wood types came from. My favorite tour at Nicuesa is the 'Esquinas River Tour.' The tour begins after breakfast. The boat slows and enters meandering channels of mangroves. A variety of birds take off in front of and behind the boat. Coffee and snacks are served as guides tell stories about local families and the importance of mangrove forests. After breakfast, it's time for the kayaks and an awe-inspiring paddle through this magical place. On the way back to the lodge, the boats stops once more at a local reef for snorkeling where numerous fish species can be seen.

The hiking at Nicuesa is also spectacular. The property itself is a 165 acre, private reserve and borders the beautiful and largely undiscovered Piedras Blancas National Park. Beautiful waterfalls, huge trees, hundreds of species of birds and animals along with thousands of species of plants call this area home. I could not get enough of these trails.

Communal dinners are served by candle light in the spacious and open lodge. Guests and employees sit at the same table where friends are made and memories are shared. An after dinner cocktail is the perfect night cap before bed and another day of adventure.

Nicuesa is involved in numerous conservation efforts and matches individual donations. They've donated thousands of dollars to the region they love and want to see protected for others to experience.

Maintaining Gutters in Winter - San Diego Home Tips

For the homeowner, nearly nothing is as bad of a problem as is undertaking a foundation repair project. Foundation repair is costly. It is time consuming and it is messy work. More often than not, foundation repairs could have been mitigated if proper gutter maintenance was used. This is especially true during the winter months. Here is why it is important to maintain your gutters in winter.

When snow falls and lands on the roof, it accumulates. Depending on the area you live in, there up to a foot of snow, or more, can end up accumulating before temperatures climb above freezing. That roof snow acts as a huge reservoir of water. In addition, snow accumulates inside the gutters. When the weather gets above freezing the snow quickly converts into ice and water. That water needs a quick route of exit. The ground around your house is already going to be saturated. Adding more water so near the foundation is inevitably going to create seepage. As the freeze/thaw cycle of winter and summer goes on, cracks and visible seepage into the basement may occur. Ultimately, these cracks become larger. This leads to a general weakening of structural integrity and potential structural failure.

All this could have been prevented if you had maintained your gutters in winter. Here are some tips to help you avoid this nightmare scenario. Make sure the downspouts drain at least 10 to 15 feet from the residence. Doing so will help to mitigate liquid infiltration, as it is channeled away at a safe distance.

Use long lasting materials. When people look at the cost of roof products, they need to look both at the price and its longevity. The longer the product lasts, the longer the period of time the cost can be amortized. In my experience, cheap products lead to more, sudden, failures than ones built with heavy duty ingredients.

If you do not like the idea of having to regularly maintain your downspout system, get a solution that uses covered gutters. You will not have to worry as much about debris and ice dams. They cost more. So, you will need to determine if the additional amount of money is worth the time savings.

Finally, make sure there is an adequate ground slope away from the residence. If there isn't, you will have a much higher risk of pooling and, ultimately basement infiltration. A cubic yard of dirt will vary from region to region of the United States. The cost of fixing the damage as a result of inaction will be a high multiple of this price.

The Second Oldest Profession Barter & Trade

After finishing a course in 1031 Tax Free Exchanges in the early 70s the first deal put together on this revolutionary means of doing business was a NON Qualifying 1031 Tax Free Exchange using pure boot. This was not like property. A builder had been building homes like crazy and suddenly the market turned south and no one was stepping up to buy the finished homes. The buyers who had just paid top dollar for these new homes and had since moved in would not have appreciated the builder selling the remainder inventory at a deep discount and thereby eroding the value of the entire subdivision on a comparable sales price basis. The builder had been through many building cycles and did not wish to abandon the project leaving the prior buyers in a lurch. He rather, found new buyers, who previously had been turned down due to lack of funds to close, and offered to hold 10% to 20% LTV (Loan To Value) 2nd mortgages. The terms were low and the interest rate was affordable on the second mortgages. With a long history with the local savings and loan, new first mortgages were arranged and underwritten using the tried and true hand underwriting; the only way business was done at that time. Those potential buyers with good job histories, reasonable credit and the ability to repay were able to move into their new homes with little out of pocket as the builder picked up most or all of the closing costs.

This particular builder in addition to building single family homes had on a parallel tract built 10 to 16 unit apartment buildings for investor groups and himself and he was running with the main goal of accumulating long term wealth build up and tax shelter. Being located in a state capital city and a major university meant that newly built rentals were in high demand. Vacancies were few and in some cases, depending on locations, there were large waiting lists. Rents were accelerating in the light of this high housing demand for rentals. The builder offered every tenant in his system the opportunity to own their own home for in many cases a monthly housing expense a slightly higher than they were currently paying with the added incentive of paying little or no out of pocket. The builder made it affordable. Most were held back by the cash investment requirement up front. In less than 60 days all the homes had been sold. All 20 excess inventory homes that had been finished and setting vacant with the interest and expense meter ticking were sold. The homes were scattered among four subdivisions. The builders profit came in the form of monthly checks on the 2nd mortgages. A year had passes, most paid on time and genuinely appreciated the opportunity to be a home owner and were working very hard to keep it.

Dj vu all over again, building cycle after building cycle builders are again in many areas of the country setting on inventory and not knowing what to do. Many builders are tempted to go bankrupt or in some cases run away with the buyers deposits before finishing during these down periods. It is for the builder with moxy to survive.

In this particular case, a listing of a 16-unit apartment building had been taken immediately across the street from a small metropolitan airport. All units had two bedrooms and were bigger than the older complexes in the area. The flight paths were not over the property but it was a super location between the university and the state capital and major employment centers.
There werent any vacancies. A son had convinced his father, who had proficiency in other investments, to go on the mortgage note with him to provide financial strength to the deal.
The son was to do all the management and handle the day to day needs of the property. After being in the property for a year, the son started having marital problems and his business was on the decline. The son moved to another state leaving dad holding the bag. The father was totally out of his comfort zone. The son had no investment in the deal and so he quit claimed his interest back to his father. The wife signed off as well. He wanted out of this situation ASAP. The builder and his agent came calling.

In these days, mortgages were assumable with qualifying. Another savings and loan in the area held this particular mortgage. The listing had been on the market for two days. The builder did an inspection and was aware of the builders work that had constructed the 16-unit, apartment building three years prior. First inquires were made to whether the seller (dad left holding the bag) would have an interest in taking 2nd mortgage paper as a down payment on the deal. As it turned out, at the time, the father/seller was a huge discounted paper buyer. He had a portfolio of discounted land contracts in the million-dollar range accumulated over a fifteen-year period. His normal MO (modus oparandi) was to buy land contract first mortgages with a 20% to 30% discount. With face note rates of 8% to 10% at the time, his yields were in the 14% to 15% interest range. At the time the state statue for usury was 11%. Keep in mind if the note payer refinanced or sold the property the yields would rocket up to over 20% plus. He loved notes. Race to mail box each month, Walla---checks. He had a ready attorney to write letters and foreclose if necessary, but was able to work out most situations with negotiations or the borrower would quit claim back and hit the road. By being a careful note buyer with good loan to values to protect his investment there was a certain comfort zone.

Now this was a different animal. The loan to value was near the top, but there was seasoning of the paper, meaning there was a history of on time payments on part of the note payer. The father, the one holding the bag, was very anxious to rid himself of the property and the day-to-day demands of dealing with 16 separate rental customers. What to do? The father agreed to take the 2nd mortgage paper with a 10% face discount and negotiated a two year personal and business guarantee of each mortgage. It only took 14 2nd mortgage notes to balance the equities in the transaction between the purchase price and the mortgage balance. The builder paid the recording fees and closing costs for all the instruments and assignments. Even the commission was taken in a note form. For a two-day listing and little selling cost involved, this wasnt bad. Those monthly checks spent very well indeed.

In addition, if one of the notes suddenly went bad, the builder reserved the rights to substitute another 2nd mortgage paper note if the need arose. He would then settle the difference in cash or he would substitute a monthly income stream on another note to settle the delinquent amount and take back the note. It was proven the builder had an excellent credit rating and protected his subdivisions like a jealous lover. If a problem arose, he would intercede and try to resolve the non-payment situation thereby saving the his often used lender a foreclosure on the books and in this case the 2nd mortgage. He would do this by paying the note payer to move and perhaps rent one of his properties and quit claim the property back all the while saving the borrower/buyers credit rating to be used another day. Life is messy sometimes and through illness, divorce or job loss and such non-payment results. Time has proved this builders utilization of this winning formula for success by becoming a multi millionaire many times over in up or down building cycles. He always used paper to make a rescue when needed, like in a down building cycle. If he had to take a property back, he would rent it until he used paper again or sold it out right with super term financing.

Today builders and homeowners are again operating in a soft market. The paper business is a great way to make deals work. With the advent of corporate note buyers in the market place the deep discounted opportunities can be limited, however, there are still opportunities. If you end up with paper on a deal, hopefully at a discount, many creative practitioners using them at face value to put together purchase and trade deals. There is more than one way to put real estate sales together. If a buyer has a car, truck, semi-truck, semi-trailer, boat, mobile home, motor cycle, vacant lot, gem stones (the appraisals are varied), diamonds, collectibles, personal property loan, business note, judgment award, lawsuit pending on a traffic accident, life insurance annuities, inheritance, business inventory, chattel mortgages on equipment or any number of combinations can be used to make deals work.

Yes it is sometimes sticky, but if you can stay within your comfort zone and two parties agree after utilizing professional appraisers and such, give it a go. The alternative is to do nothing and let the market roll over you like a run away freight train, or you can make something happen. After all, that was how Manhattan was bought, barter and trade. Dj vu in the market place today. Think outside of your comfortable universe and see an old way of doing new business. Sometimes the deals can be like kind property and qualify for favorable tax treatment can be achieved, other times, it will just be boot with no tax benefits. Other times it could be both. Dj vu. Here we go again.

Plumbers Share Tips on Repairing Drains

It may seem like your kitchen and bathroom drains get clogged on a regular basis. Professional plumbing companies offer a complete variety of services and will repair your clogged drains at your home or office, but many recommend some green ways to keep your drains open, without using powerful industrial chemicals that can be harmful to the environment. These products may contain lye or acid, and can be dangerous to the wastewater system, your PVC pipes, as well as your health.

You may want to use a more natural approach to keep your drains from getting clogged. Some health food stores carry bacteria based enzyme cleaners. Pouring a cup of baking soda down your drain, followed by about 3 cups of boiling water may also work, as long as water has not yet backed up in your drain. Home Heating Crisis Imminent - Winter 2008

Homes located in areas with very cold climate are never without a good heating system. The system is a source of heat during the winter season to keep families warm and comfortable. As winter approaches, a home's heating system will prove its worth once more amidst the reality of an energy crisis caused by the high oil prices around the world and a weak U.S. economy.

Homeowners, however, are experiencing a lot of anxiety this early worrying as to how they're going to cope with the increasing prices of home heating oil. Compared to 2007, they will have to spend more this year in order to have their usual supply of fuel. This is in addition to the high heating bills they will have to deal with as a result of the increased electricity rates. Heating bills are expected to increase by an average of 20 percent making it probably the worst winter for low-income people.

Even with a decline in the price of crude oil, home heating oil prices normally go up during the winter months. And although prices of heating oil have actually fallen from their peak levels but they are still above the 2007 levels.

The ones to suffer most here are families with low income and the elderly. A survey of utility arrearages and shutoffs done by the National Energy Directors Association (NEADA) found that 15 million households including those occupied by the elderly are having difficulty paying arrearages from their heating bills last year. The figure is up by almost 10 percent compared to the same period last year. It also revealed that at least 1.2 million homes suffered disconnection from electric and natural gas service three months after getting shutoff notices.

The U.S. Department of Energy is expecting prices per gallon to go up by 25 percent resulting in an average cost for heating oil at more than $4 a gallon across the country. This translates to higher household expense of $720 this 2008 winter.

On the other hand, the Energy Information Administration projects home electricity prices to hike up by three percent this year. People living in states undergoing market restructuring are seen to experience faster price hikes by as much as 50 percent due to the expiration of rate caps and as electric firms passing on to the consumers the high fuel costs.

With this looming energy crisis, more people are cutting on their expenditures. Another NEADA survey showed that 70 percent of low-income families have lowered their spending on food due to high gas and energy costs. Additionally, 31 percent have reduced their medicine purchases while 19 percent lessened their education expenses.

It's a good thing that some senators are exerting extra effort to help provide relief to the affected sectors. A new legislation known as the "Warm in Winter and Cool in Summer Act" has been introduced with a goal of providing $2.53 billion more emergency funding this winter for the Low Income Home Energy Assistance Program (LIHEAP). The program gives direct help to families with low income, senior citizens and the disabled who are having a hard time paying their heating bills.

But when you are married and have your own kids then its entirely a different matter and especially when you find your streets with no lights and no Christmas spirit then you end up joining town light parade to imbibe christmas spirit. #1 Opt not to decorate (or even celebrate).

#4 Use the most energy efficient materials.

1. they consume 10 times less energy than other normal lights.

This is mentioned previously you can make your decorations minimally. Instead of a 8 feet sky scapper tree you can go for a 5 feet one and and use less lights and ornaments to decoarate it and place a little table somewhere which are really cute. These things will reduce your cost to a large extent. Dont go for huge decorations tempted by your neighbours.

#6 Finally, stay safe!

3. Before installing your lights check for the flaws like frayed wires, damaged sockets, or cracked insulation. If you find any try to replace the entire set.

4. Make sure all the outdoor cords are weather proof. Try to keep the electrical connections off ground.

5. Never overload your electrical circuits

6. Remember that hot bulbs can ignite dry tree branches so make sure to water the tree branches and try to keep the electrical cords away from water.
